This is an actual school. No one and I mean, does this amount of training. This is definitely for people who want to be in the business but struggle to get business. This is not a get rich quick scheme; you only get what you put in.
I am a complete beginner when it comes to the real estate industry and within a couple of weeks since joining HMHW, I have learned a tremendous amount of information. I cannot begin to explain how beneficial this school has been for me and my family. Richard and his team have provided me with enough information and resources through HMHW to build generational wealth and provide for my family. You will not get the full experience if you don't join in the livestreams! This is where the magic happens. I have personally seen Richard buy deals live, give away deals and help beginners in every single livestream. This "school" is the best $20 I have ever spent.
So, as of this review (been in for a month and a half), I have yet to lock in a deal, though I have come close but ran into some snags -- however, the time it takes for someone to actually lock in a deal varies per person, some get it in their first month, others it takes four months. It really comes down to one thing, pick up that phone, and start dialing. Call those real estate agents, build that rapport with them, and lock in deals. If you're not calling, you're not making deals. This I cannot reiterate enough. This is a business and does require hard work. Now, as far as the meat and potatoes of this review. The content available in the Discord is second to none. There are plenty of seasoned people from all parts of the real estate business in here who can help with any questions you might have, including different means of acquiring and closing deals. Costs: $20 a month is a steal for the amount of content you get from the Discord. However, a lot of the Creative Finance deals do require Propstream in order to find whether properties are free and clear for seller finance deals, or whether they have a low equity mortgage for subject-to deals. That program, while separate, does cost $97 a month after the free 7-day trial they offer. You will need it for these types of deals. However, if you're just doing cash deals, like 99% of wholesalers out there, you won't need Propstream, saving you the monthly cost of that app, but you will be competing against everyone else. Cash deals are simple by their nature, but the difficult part is getting them locked in as the competition for those is fierce. Content: Solid content. There are 8 to 12 hours worth of livestreams on any given day. Some by Richard himself, others by seasoned admins of HMHW. Before I joined, I knew nothing about real estate. A month in, I've learned a lot just from the content alone. There are always room for improvements as far as the content is concerned, because since a lot of the pros know their stuff, there is a tendency to skip over the small details that newbies might get confused on. Disposition: This is possibly the biggest selling point of HMHW. Having access to Buyboxcartel in order to sell off the deals you bring under contract is an amazing resource as you initially don't have to worry about finding buyers, all with a fair 60/40 split of the assignment fee in your favor. Now, that doesn't mean you must use BBC to sell off your deals. There are plenty of members in the Discord who will show you how to build your own buyers lists, with such you can close your own deals and keep the entire commission for yourself. And if you're getting seasoned, eventually that will be something you'll want to do for yourself. But for a beginner, having half the work done for you on the back end is a huge time and effort saver for the cost of it. There are two dispo teams, one for cash, and another for creative - and as of this review, the cash team has been a bit overwhelmed, while the creative one has not, so just keep that in mind if cash deals are what you plan on focusing on. Richard and his team have been working hard though to expand the cash team to deal with the ever increasing flow of cash deals submitted. Overall, this group gives you the best bang for your buck. However, in the end it all comes down to how well you can absorb the information and then put it to work by calling the sellers and getting those offers out there. You get what you put in.
