The 20-minute listing workflow that does not sound like ChatGPT
Most agents who "tried AI" for listings did the same thing: pasted beds/baths into ChatGPT, got a paragraph full of "nest" and "hidden gem," and decided the tool was useless.
The tool was fine. The input was empty.
Here is the workflow I actually use.
Once (30 minutes):
Build a voice file. Five listings you are proud of. Three phrases you say on a walkthrough. A never-use list (cozy, nest, hidden gem — pick yours). Who the buyer in your farm actually is.
Every listing (20 minutes):
Walk the property. For each room: one wide shot, one expensive detail, one sentence you would say out loud. After the appointment, those notes plus the voice file become four assets in one pass: MLS remarks, social caption, email blast, one-line hook.
The rule that saves you from a complaint:
If you did not measure it, the model does not get to claim it. No invented square footage, schools, or views.
If your listings still sound generic after this, the voice file is too thin — add three more words you refuse to use and run it again.
This is one chapter of the playbook. The rest is follow-up that does not drop, and an admin block that fits in 20 minutes on Friday.
