The 3 AI prompts that changed how I analyze wholesale deals

Most wholesalers still comp properties the old way — pulling Zillow, eyeballing sold prices, guessing on rehab. It works, but it's slow and leaves money on the table.


I started feeding AI my deal details and asking it to think like an underwriter. The difference was immediate.


Here are 3 prompt frameworks that shifted how I evaluate deals:


1. The Risk Radar

Before making an offer, I paste the property details and ask: "What are the top 5 risks I'm not seeing on this deal — title issues, environmental, market timing, exit strategy gaps, and holding cost exposure?" AI catches things I'd miss at 11pm on my 30th deal of the week.


2. The Comp Narrator

Instead of just looking at numbers, I ask AI to write a narrative around the comps: "Explain why these 3 sold prices make sense given condition, lot size, days on market, and concessions." This reframes how I present to sellers AND buyers — they trust a story more than a spreadsheet.


3. The Disposition Brief

When I'm ready to move a contract, I generate a one-page buyer brief: property highlights, ARV range with reasoning, estimated rehab, comparable flips in the area, and suggested assignment fee. Takes 90 seconds instead of 45 minutes.
