If I had $5,000 and zero experience in real estate, here's exactly what I'd do to build a profitable Airbnb arbitrage business from scratch.


What Is Airbnb Arbitrage?


You lease a property long-term (regular rental agreement), then furnish it and list it on Airbnb for short-term stays. The difference between your lease cost and your nightly revenue is pure profit — no property ownership required.


The $5K Breakdown


Market Research — $0 (just your time)

  • Use AirDNA or Mashvisor to find markets where average Airbnb revenue is 2-3x the average monthly rent

  • Target mid-size cities with tourism, business travel, or events (think Nashville, Tampa, Columbus)

  • Avoid oversaturated markets where every other listing is an arbitrage play


Securing Your First Lease — ~$2,500

  • First month's rent + security deposit on a 1BR or studio in your target market

  • Be upfront with landlords — many are open to it when you explain the value (professional cleaning, premium furnishing, higher care for the unit)

  • Get landlord permission in writing. Non-negotiable.
