After painting hundreds of high-end homes, these are the mistakes I see contractors and designers unknowingly make — and they cost their clients real money at resale.

1. Skipping primer on new drywall. Seems minor. But on a $2M home, uneven sheen on the walls is the first thing a buyer notices. Always prime.

2. Using flat paint in high-traffic areas. Flat looks incredible on ceilings and formal rooms. But in hallways, kitchens, and kids' rooms? It scuffs within weeks. Go eggshell or satin.

3. Ignoring the undertone. "White" isn't just white. A cool white in a room with warm oak floors creates visual tension that makes the whole space feel off. Match the undertone to the fixed elements.

4. Cheap caulk around trim. It cracks within a year, and now every single seam in the house looks unprofessional. Use a paintable silicone blend and do it right once.

5. Rushing the prep. 80% of a great paint job is prep — filling, sanding, taping, priming. If your painter wants to start rolling on day one, that's a red flag.
