The $3,000 mistake most first-time homebuyers make (and how to avoid it)

Most first-time homebuyers skip the pre-inspection walkthrough.


They get excited, sign the papers, and move in — only to find out the HVAC is 18 years old, the water heater is on its last leg, and there's a slow leak under the kitchen sink that's been rotting the subfloor for months.


Average cost to fix all three? About $3,000-$5,000. And that's on top of the down payment, closing costs, and everything else that just drained your savings.


Here's what to do instead:


  1. Bring your own inspector — Don't use the one your agent recommends. Find one with no ties to the deal.

  2. Check the age of every major system — HVAC, water heater, roof, electrical panel. If anything is 15+ years old, negotiate.

  3. Run every faucet and flush every toilet during your walkthrough. Sounds basic. Most people don't do it.

  4. Ask for the utility bills from the last 12 months. If the seller won't share them, that's a red flag.
