Why most wholesalers lose deals in the group text (and how to fix it)

Ran disposition for a while before building software for it, and the pattern is always the same: a wholesaler locks up a great off-market deal, blasts it to their entire buyer list via group text or a mass email, and then... crickets, or worse, five buyers reply at once and it turns into chaos over who called first.


The real problem isn't buyer count, it's matching. Most buyer lists live in a spreadsheet with no real buy box logic behind them. So instead of sending a deal to the 3 buyers who actually want a 3/2 under $150k in that zip code, it goes to all 200 buyers on the list. Good buyers tune out because 90% of what they get doesn't fit. Response times get slower. Deals die on the vine.


The fix is treating your buyer list like a matching engine, not a contact list: capture real buy box criteria per buyer (price range, property type, area, condition, min ROI) up front, and route each new deal only to buyers who actually match. Response rates go up because buyers trust that what lands in their inbox is relevant. That's the whole thesis behind DispoRouter — built it because I was tired of watching good deals get buried in group texts.
