Most basement permit rejections come down to four numbers. Get them wrong and you fail inspection. Get them right and you're golden.

Here's what the IRC R310 actually requires for every bedroom egress window:

The mistake 90% of homeowners make

They buy a window based on the rough opening size or the frame dimensions — not the net clear opening. These are completely different numbers.

A window marketed as "36 x 48" might only have a net clear opening of 4.8 sq ft. That's a fail.

Always check the manufacturer's cut sheet for the net clear opening dimensions. If it's not on the label, call the manufacturer before you buy.

Window wells add another layer

If your window well depth exceeds 44 inches, you also need:

• A permanent ladder or steps

• Minimum 36 inches of projection from the foundation wall

• At least 9 sq ft of floor area in the well
