5 plumbing issues most landlords ignore (until it costs them thousands)

Most property issues that turn into expensive emergencies started small.

Here are the 5 most common plumbing problems we find during first-visit assessments — all preventable:

1. Slow drains that become full blockages

A slow drain is a warning. Hair, grease, and debris build up over months until water stops moving. By then, you're paying for emergency service.

2. Running toilets left "for later"

A running toilet wastes up to 200 gallons of water per day. Multiply that across a multi-unit property and you're looking at hundreds of dollars in wasted water bills every month — for a $10 flapper fix.

3. Water heater sediment buildup

Most landlords never flush their water heaters. After 2-3 years, sediment forces the unit to work harder and shortens its lifespan from 12 years to 6. One annual flush adds years back.

4. Ignored drips under sinks

Under-sink leaks are hidden long enough to cause mold and wood rot. By the time you smell it, the damage is done — you're replacing cabinets, not just pipes.

5. No shutoff valve knowledge

Every unit should have a clearly labeled main shutoff. In a burst-pipe emergency, the 60 seconds it takes to find it is the difference between a wet floor and a gutted wall.

If any of these ring a bell, it's probably time for a checkup. We offer monthly plumbing maintenance plans for homeowners, landlords, and businesses — regular visits, priority service, no surprise bills.

5 plumbing problems homeowners ignore — until they cost $2,000+

Most plumbing disasters are slow-motion problems that give you plenty of warning — if you know what to look for.

1. A toilet that "runs" for a few seconds after flushing

Flapper valve leak. $5 fix. Left alone, it wastes 200 gallons/day and eventually kills the fill valve — now you're at $150+.

2. Low water pressure in one faucet

Almost always a clogged aerator. Unscrew the tip, rinse it out, done. Ignore it and people start assuming it's a pipe issue and open walls unnecessarily.

3. Slow kitchen drain

Usually grease buildup in the P-trap. Boiling water + dish soap weekly solves it. Skip it and you're snaking the line or dealing with a full blockage.

4. Water heater making a popping noise

Sediment on the heating element. Flush annually → lasts 15+ years. Skip it → buying a new one in 8.

5. Damp spot under the sink you "keep meaning to look at"

A slow drip causes cabinet rot, mold, and subfloor damage. A loose compression fitting becomes a $3,000 remediation job.
