How I check if a Section 8 deal actually cash flows 👇


Most people guess the rent. That’s the mistake. Section 8 pays off HUD’s Fair Market Rent for that specific ZIP — not what Zillow says.


Quick way to check any deal:


1. Pull the HUD FMR for the ZIP + bedroom count (this is public, guaranteed rent)

2. Subtract your mortgage, taxes, insurance, and a repair/vacancy buffer

3. What’s left is your real monthly cash flow


If HUD’s FMR is higher than market rent in that area — which happens a lot — the Section 8 route can quietly out-earn a normal rental.


I built the analyzer to pull that FMR automatically so you’re not digging through HUD tables. But even by hand, run the numbers before you fall in love with a property.
