Stop claiming Small Business Rate Relief. Nobody is rating a shop that has not sold.
GOV.UK will walk you through Small Business Rate Relief as if a rateable value is a milestone. You can look up the VOA list, guess a multiplier, and draft a letter to the billing authority over lunch. You have not taken a payment. You have not got a premises that trades. You are claiming relief on a shop that does not exist.
Business rates are a tax on occupied commercial property. Relief is for a hereditament that is actually in use. A claim written against a kitchen table is paperwork for a rateable value you have not earned. The council is not your problem. The missing sale is.
Do this today:
Write down the address you would put on a rates bill. If it is your flat, a relative's spare room, or nowhere, you do not have a hereditament. You have a laptop.
Take one payment from home. Put the customer's name and what they bought in a file you control. That is turnover. An SBRR form with a zero is not.
When you have ten paying customers and a reason you need a room the VOA would list, then read the relief rules. Until then the billing authority has nothing to rate.
If you are claiming SBRR because a checklist said real businesses occupy property, you are solving a form, not a business. Relief does not invoice. A customer does.
What are you rating that has not made you a pound?
