1. Budget for the unexpected

Old Edinburgh tenements and stone-built properties hide surprises — outdated plumbing, damp behind tiles, or uneven floors. Set aside 10–15% of your budget as a contingency. It's far better to have it and not need it.

2. Ventilation matters more than you think

Scotland's climate means moisture is a constant battle. A proper extractor fan (minimum 15 l/s for a bathroom) will protect your new finishes from mould and condensation. We always recommend a fan with a humidistat and overrun timer.

3. Underfloor heating is more affordable than you'd expect

Electric underfloor heating mats cost roughly £40–£60 per m² installed, and running costs are minimal in a small bathroom. It eliminates the need for a radiator, freeing up wall space for storage.

4. Tile choice affects long-term maintenance

Large-format porcelain tiles look stunning and reduce grout lines — meaning less cleaning and lower risk of mould. If you're going for natural stone, factor in sealing every 12–18 months.

5. Plan the sequence, not just the design
