5 Things Every Military Family Should Know Before PCSing to Fort Campbell
I've helped hundreds of military families relocate to the Fort Campbell area over the past 25 years. Here's what I wish every family knew before their move:
1. Off-post housing can save you money — but location matters.
Clarksville, TN has grown massively. Some neighborhoods are 10 minutes from gate, others are 40. Know which gate you'll use daily before you pick a spot.
2. Your BAH goes further than you think.
The Clarksville market is still more affordable than most duty stations. A family with E-6 BAH can realistically get a 3-bed home with a yard. Don't settle for less.
3. School districts vary wildly.
Clarksville-Montgomery County has great schools — but they're not all equal. If schools matter to your family, this should drive your neighborhood choice, not just price.
4. Start your home search 60-90 days out.
The market moves fast here. If you wait until you're boots-on-ground, the best listings are already gone. Virtual tours and a local agent who knows the area are your best tools.
5. Don't skip the inspection — even on newer builds.
I've seen brand-new construction with issues that would cost thousands down the road. Always get an independent inspection.
