5 Things I Wish I Knew Before My First Airbnb Listing

I've managed short-term rentals for years now. Here are the things that actually moved the needle — not the generic advice you'll find on YouTube.


1. Your first photo is worth $50/night.

Most hosts use their phone camera and call it a day. Spend $200 on a photographer. That one photo set will pay for itself in your first week. Wide-angle lens, natural light, beds made tight. The cover photo alone determines whether someone clicks or scrolls past.


2. Pricing tools are not optional.

If you're manually setting prices, you're leaving money on the table every single night. Dynamic pricing tools analyze local demand, events, seasonality — things you can't track manually. I increased my occupancy by 22% in the first month after switching.


3. Your check-in experience IS your review score.

Guests form their opinion in the first 10 minutes. A confusing lockbox, bad directions, or a dark hallway will tank your ratings. Create a step-by-step check-in guide with photos and your response time drops to near-zero issues.


4. Cleaning is a system, not a task.

One bad turnover = one bad review = months of recovery. Build a cleaning checklist with photo verification. Train your cleaner on staging (yes, staging — throw pillows, towel folds, a welcome note). Guests notice.


5. Most hosts quit because they don't track numbers.

Know your cost per night. Know your average nightly rate vs. your market. Know your occupancy percentage. If you can't name these three numbers right now, that's the first thing to fix.
