How to land your first property management client (without owning a single property)
Most people think you need to own real estate to make money in short-term rentals. You don't.
Property management is a service business. Owners have properties sitting empty or underperforming on Airbnb — and they'll happily pay someone 15-25% of revenue to manage them properly.
Here's the playbook in 5 steps:
1. Pick your market. Choose a city or area you know well. Look for places with tourism, business travel, or events.
2. Find underperforming listings. Search for properties with bad photos, low review scores, or gaps in their calendar. These are your prospects.
3. Reach out with value. Don't pitch. Send a short, specific message: "I noticed your listing could increase bookings by 30-40% with better photos and pricing optimization. Would you be open to a quick chat?"
4. Offer a trial period. Most owners are skeptical. Offer to manage for 30-60 days so they can see results before committing long-term.
5. Systematize everything. Once you land your first client, build SOPs for guest communication, cleaning coordination, and pricing. This is what lets you scale to 5, 10, 20+ properties.
