The 5-minute staging trick that got my client $18K over asking
Most agents think staging means hiring a company for $3-5K and waiting two weeks.
Here's what actually moves the needle:
The "Triangle Rule" — In every room, create visual triangles with 3 focal objects at different heights. A tall lamp, a coffee table book stack, and a low plant. Your eye naturally follows the triangle and the room feels "designed" without any furniture rental.
Color kills deals — Remove anything with bold color from the frame. Buyers project their own taste, and your seller's turquoise accent wall is actively losing money. Stick to whites, warm grays, and sage.
The front door test — Stand at the front door of every room and photograph what you see. If it doesn't look clean and inviting from that one angle, nothing else matters. That's the angle buyers remember.
