Here's the exact process I use to find off-market deals with $10K-$30K assignment fees in markets like Ann Arbor, Detroit, Columbus, and Indianapolis:
1. Skip the MLS. By the time a deal hits the MLS, the margin is gone. Focus on pre-foreclosures, tax delinquent properties, and absentee owners.
2. Drive for dollars in B-class neighborhoods. Not the war zones. Not the luxury areas. The sweet spot is working-class neighborhoods where ARVs are $150K-$250K. That's where the numbers work for both you AND your buyer.
3. Build your buyer list BEFORE you find deals. Most beginners get this backwards. Know exactly what your buyers want — bedrooms, bathrooms, condition, price range, location — then go find deals that match.
4. Comp like a pro. Pull sold comps from the last 90 days within 0.5 miles. Adjust for condition. If you can't confidently estimate the ARV within $10K, pass on the deal.
5. Make offers fast. Speed kills in wholesaling. If you find a motivated seller, get your offer in within 24 hours. The longer you wait, the more competition shows up.
