The boxes are the easy part. The first tenancy catches people on the admin: deposit protection, meter photos, council tax, a GP, contents insurance that starts the morning you get the keys.

Do this order:

1. Write the move-in date and a budget that includes a week-one buffer.

2. Pack an admin box (IDs, tenancy, chargers, kettle, toilet paper) that never goes in the van.

3. Photograph every room and both meters before you unpack.

4. Email the agent the same day with anything already damaged.

5. Make the bed before you decorate anything.
