Tired of renting from scratch every time you come back to Bangkok?
You pay a month in advance, hand a deposit to someone you met once, then chase it from Bali. In the book’s example, a three-month stay commits ฿128,000, and ฿96,000 of that is rent you never see again.
The 10-month sublease model
You don’t buy anything, and you never let by the night. Every stay is 30 nights or more, which keeps it outside the Hotel Act.
The numbers. Costed at 75% occupancy, what my own units averaged in 2025. Starting costs about ฿198,000 plus a ฿48,000 buffer. Years one and two cost more than renting as a visitor. From year three, if it fills mostly through free channels, your own 2 months cost about ฿42,000 a year instead of ฿74,000.
Inside the 18 chapters: what foreigners can and can’t do, visas and work permits, banking from abroad, finding an owner who says yes, the sublease clauses, furnishing in one trip, TM30 and tax from abroad.
About me: 10 furnished rooms in Bangkok in 12 months, owning none of them. 100+ foreign tenants on my Thai/English lease.
The $69 bundle adds the Bangkok Lease & Sublease Contract Pack: the Thai/English lease and consent forms.
