1. Not getting pre-approved FIRST

Too many buyers start touring homes without a pre-approval letter. In NOVA's competitive market, sellers won't even look at your offer without one. Get this done before you open Zillow.


2. Ignoring the total cost of ownership

That $500K home in Fairfax County comes with ~$5,700/year in property taxes plus HOA fees. A $450K condo might have $600/mo in condo fees. Always calculate the real monthly payment.


3. Skipping the home inspection to "be competitive"
