The 3 Mistakes That Kill Most New Real Estate Investors Before Their First Deal

I've watched hundreds of people try to break into real estate investing. Most never close a single deal. It's almost always for the same three reasons:

1. Analysis paralysis on the first property.

They run numbers on 50 deals but never make an offer. Here's the truth — your first deal won't be perfect. It just needs to not lose you money. The learning happens when you're in it, not when you're watching YouTube.

2. They skip deal flow and just browse Zillow.

Zillow is where retail buyers go. Investors need off-market deal sources — driving for dollars, direct mail, networking with wholesalers, tax lien lists. If you're competing with homebuyers, your margins are already gone.

3. They don't have a system.

Real estate is a business, not a hobby. You need a repeatable process for sourcing → analyzing → offering → closing. Without that, every deal feels like starting from scratch.

I built Take Over the Best to solve all three. Step-by-step systems, live deal breakdowns, and a community of people actually doing this — not just talking about it.

If you're serious about getting your first deal done, this is where you start.
