Why the best agents are now handing over smart-home binders at closing

I just closed on a house with 14 smart devices — Ecobee thermostat, Ring doorbell, Hue lights in every room, Lutron switches, Sonos speakers, a MyQ garage opener, and a full HomeKit automation setup.

The seller's "handover" was a sticky note on the fridge that said "Wi-Fi password: GoCats2019".

That was it.

I spent two weeks resetting devices, hunting down manufacturer apps, and rebuilding automations from scratch. The Ring was still sending motion alerts to the seller's phone. The Ecobee was on their energy plan. Half the Hue scenes just... disappeared.

This is happening in every smart home sale right now.

Agents don't think about it. Sellers don't know what to document. And buyers quietly resent the whole experience — which means fewer referrals, worse reviews, and "my agent didn't prepare me for this" conversations at dinner parties.

So I built something to fix it.

The Smart Home Handover Kit is a professional binder template that walks sellers through documenting every device, credential, and automation in the home — then packages it into a clean, branded PDF the buyer gets on closing day.

Room-by-room device inventory. Login vault. Automation maps. Day-1 quick-start guide. Even a branding kit so the agent's logo is on the cover.

If you're an agent and you want to stand out in a market where every listing has a Nest and a Ring, this is the move.

Use code SMARTCLOSE for 15% off.

The 3-second rule that's killing your listing videos

Most agents lose the viewer before the front door even opens.

Here's the problem: you start your walkthrough with a wide shot of the exterior. Nice lawn, blue sky, maybe a drone flyover. Looks professional. But nobody cares — they've seen it a thousand times.

The fix is the hook.

The first 3 seconds of any property video need to create a pattern interrupt. Something that makes the scroller stop and think "wait, what?"

Here are 3 hooks that consistently outperform everything else:

1. The reveal walk-in — Start the camera inches from a wall or door, then pull back dramatically as you walk through. The motion alone grabs attention.

2. Lead with the best room — Skip the tour order. If the kitchen has a waterfall island, START there. Open on the money shot, then work backwards.

3. The text hook — "This $450K house has a feature I've never seen before." Put it on screen in the first frame. Curiosity does the heavy lifting.

The agents who are blowing up on social media right now aren't better videographers — they just understand that the first 3 seconds decide everything.

If you want the full breakdown on hooks, scripts, and editing frameworks for every type of listing, that's exactly what we cover inside Open House Media.
