The 15-minute turnover inspection landlords skip
Most tenant complaints about pests start in the 48 hours after move-out. Not because the unit is infested. Because nobody looked.
Walk this before you list the unit again:
Kitchen
Pull the stove. If you see droppings or grease trails, treat before the new tenant unpacks food.
Check under the sink for gaps around pipes. That's the highway.
Bathroom
Look at the base of the toilet and the tub. Moisture + gaps = German cockroaches.
Storage and trash
If the last tenant left cardboard, bag it and remove it. Don't "leave it for the cleaner."
Outside the unit
Overflowing bins next to the door will undo any indoor treatment.
If you find activity, treat before the next lease starts. Treating after the tenant moves in is more expensive, slower, and it shows up in reviews.
That's the whole inspection. Fifteen minutes. Do it every turnover.
