What actually moves plot prices in DHA Phase 2 (from someone who watches it daily)
Been tracking DHA Phase 2 Islamabad/Rawalpindi plot activity closely, and a few patterns keep showing up that most first-time buyers miss:
Possession status beats file price. A possession plot in a developed block will always outprice a non-possession file of the same size — even in the "cheaper" sectors. If you're buying to live, never skip checking possession status.
Corner and park-facing plots carry a real premium (10-15%), but only in sectors where development is 80%+ complete. In early-phase sectors that premium barely exists yet — that's actually the better time to buy those specific plots.
Booking a plot with a token/advance locks your price while the rest of the scheme develops around you. Most buyers underestimate how much price movement happens between file stage and possession stage.
Overseas buyers: don't skip a boots-on-ground verification before sending token money. Verify seller ownership + no-objection status through the DHA office directly, every time.
