5 things I wish I knew before renting in Prague as an expat

After helping dozens of people navigate Prague's rental market, these are the mistakes I see every single time:


1. Don't sign anything without a Czech speaker reviewing it.

Most lease contracts are in Czech only. Google Translate won't cut it — one bad clause and you're locked into a 12-month penalty.


2. "Disposition" numbers aren't what you think.

A 2+kk means 2 rooms + kitchenette. A 2+1 means 2 rooms + separate kitchen. If you're searching for a 1-bedroom, you want 2+kk or 2+1. Yes, it's confusing.


3. Prague 1-3 isn't always worth the premium.

Prague 5 (Smíchov), Prague 7 (Holešovice), and Prague 8 (Karlín) have better value, great restaurants, and are 10-15 min from center by tram.


4. Kauce (deposit) is typically 2-3 months.

Budget for it. Some agencies also charge a commission equal to one month's rent.


5. Listings disappear fast.

Good apartments at fair prices are gone within 48 hours. If you're browsing once a week, you're too slow.
