The one habit that fixes most short-term rental complaints (and it's not cleaning harder)
Ran the numbers on a year of short-term rental guest complaints across a few properties, and the pattern is almost never "the cleaner did a bad job." It's that nobody documented what "done" looked like before the next guest walked in.
Here's the actual failure chain that shows up over and over:
Cleaner finishes a turnover but doesn't check under the bed / behind furniture for the last guest's stuff.
Next guest reports something missing or dirty.
Host has no photos from the turnover to check against.
It becomes a he-said-she-said dispute instead of a 30-second photo comparison.
The fix isn't a better cleaner — it's a documented final inspection with photos, every single turnover, no exceptions. Two minutes of photos at the end of a clean saves hours of dispute-resolution-center back-and-forth later, and it's the difference between "here's proof this was guest-ready" and "I think it was probably fine."
Same logic applies to guest messaging. The hosts who seem to "never have drama" aren't better at handling conflict — they just have the same message ready before the situation happens (noise complaint, extra guest, late checkout) instead of improvising while frustrated at 11pm.
If you're managing even 1-2 units, the highest-leverage thing you can build this month isn't a nicer welcome basket — it's a simple system: a turnover checklist with a final-photo step, and a set of go-to messages for the 10 situations that come up again and again. Worth an afternoon to build once.
