What Nobody Tells You Before Investing in Antalya Real Estate
I've been living in Antalya for 8 years. I've watched the market shift, seen foreigners make incredible deals — and seen others lose money on things that were completely avoidable.
Here's what I wish every investor knew before buying property here:
The "cheap" properties aren't always cheap.
A $60K apartment sounds incredible until you realize the building has no iskan (habitation certificate), the DASK insurance won't cover it, and resale value is near zero. Title deed (tapu) verification is step one — always.
Citizenship by investment changed the game.
The $400K threshold brought serious capital into the market. Certain neighborhoods in Antalya (Konyaalti, Lara, Kepez) have seen 3-5x price increases in under 5 years. But not every area appreciates equally.
Rental yields are real — if you know the zones.
Short-term rental in tourist corridors (Kaleici, beachfront Konyaalti) can hit 8-12% annual yield. Long-term rental in residential areas sits around 5-6%. The trick is knowing which buildings allow Airbnb-style rentals legally.
Company formation is simpler than you think.
A Turkish LLC (limited şirket) takes about a week and costs under $2,000 all-in. You get a tax number, bank account, and can invoice locally. Game-changer if you're doing business here.
The lifestyle ROI is underrated.
Mediterranean climate, $3 lunches, modern hospitals, fast internet, direct flights to 100+ cities. Most people come for the investment and stay for the life.
