5 Niches Nobody Is Selling Digital Products In (Yet)
I spent the last few months researching niches where people are actively searching for help — but nobody's built a proper guide or template for them.
Here are 5 I found:
1. HOA Board Members — Millions of Americans serve on homeowner association boards with zero training. They need meeting templates, violation letter templates, budget spreadsheets, and onboarding guides.
2. First-Time Landlords — Not real estate investing bros. Regular people who inherited a property or moved and kept their old house. They need lease templates, maintenance checklists, and tenant screening guides.
3. Pet Sitting Business Owners — Rover and Wag are huge, but people starting their own independent pet sitting business need contracts, pricing guides, and client intake forms.
4. Estate Executors — When someone passes, the executor has to handle probate, assets, notifications, and legal paperwork with almost no guidance. A step-by-step executor's playbook would be invaluable.
5. HOA Violation Appeals — Homeowners get fined constantly for minor violations. There's almost nothing out there helping them write proper appeals.
The pattern? Look for life situations that are stressful, time-sensitive, and where people feel lost. Then build the guide they wish existed.
I research and build these kinds of products inside The Vault — new drops every week.
