5 Things Most First-Time Buyers Don't Know Until It's Too Late

Buying your first home is exciting — until you realize how much nobody told you. Here are five things that catch almost every first-time buyer off guard.

1. Pre-approval is not the same as pre-qualification.


Pre-qualification is a rough estimate based on what you tell a lender. Pre-approval means they've actually verified your income, credit, and assets. Sellers take pre-approval seriously. Pre-qualification? Not so much. If you're competing against other offers, this distinction matters.


2. Your down payment isn't your only upfront cost.


Closing costs typically run 2–5% of the purchase price. On a $300,000 home, that's $6,000–$15,000 on top of your down payment. Budget for it now or you'll be scrambling at the finish line.


3. Getting a new credit card or financing a car during the process can kill your mortgage.


Lenders check your credit right before closing. Any new debt, large purchases, or credit inquiries can change your debt-to-income ratio and put your loan at risk. Wait until after you have the keys.


4. The listing price is not the price you'll pay.


Between negotiations, closing costs, inspections, appraisal gaps, and potential repairs — the final number is almost never the listing price. Build a buffer into your budget so you're not caught off guard.
