The 3 moments most real estate deals quietly die

Ran the numbers on my own pipeline for years before building a system around it. Every deal that fell apart on me died in one of three exact moments — not because the buyer backed out or financing fell through, but because of process:


1. The 48-hour lead rot window. A buyer inquires, you're mid-showing with someone else, you reply the next day. By then they've called two other agents. Speed to first response is the single highest-leverage thing in this business and almost nobody tracks it.


2. The 'waiting on the other side' black hole. You're waiting on the seller's attorney, they're waiting on your buyer's lender, nobody's actually chasing it because everyone assumes someone else is. Deals don't fail from big problems, they stall from small unowned tasks.


3. Post-offer silence. Once an offer's accepted, communication frequency drops off a cliff right when the buyer is most anxious and most likely to get cold feet or get poached by another agent showing them something "better."


The fix isn't working harder — it's having a system that flags exactly where a deal is stalling before it's dead. That's the whole thesis behind what I've been building. Happy to share more if useful — just don't let good deals die from silence.
