LOCK if contract price is at or under MAO and the fee clears your target. TIGHT if you are within 3% of MAO. PASS if ARV is Zillow-only, repairs have no buffer, or the fee would have to be $0.

2026 math: 70% rule is a filter, not a law. 65% on cheap stock. 75–80% only when your actual buyer pays it. Assignment fees $3k–$15k on entry deals, $25k–$50k on fat equity. Closing ~2–5% buy / 6–10% sell. Holding ~2–5% over 3–6 months.

Worked miss: $280k ARV, $45k repairs, 70% buyer MAO = $151k. A $10k fee makes your ceiling $141k. Lock at $165k and the contract is dead before dispo.
