Most bond disputes in Western Sydney are not about dusty floors. They are about three spots the tenant never looks at.

Oven and rangehood. Agents open the door. Grease on the roof of the oven or a filter that still smells of last week's stir-fry is an automatic fail. Wiping the glass is not enough.

Shower tracks and grout. A screen that looks clean from two metres still fails if the bottom track is black. Same for the silicone line around the base.

Window tracks and skirting. Especially in Parramatta and Auburn apartments that cop a lot of dust. Vacuum the tracks. Wipe the skirting. Don't leave a grey line the torch will pick up.
