The listing photos already decided for you

Most individual investors lose money in the first 90 seconds of a viewing — not at closing.

You open Instagram. Wide-angle kitchen. Staging. Golden hour on the balcony. Your brain files it as “good building.” Then you run comps like everyone else and call that due diligence.

Comps tell you what the last person paid. They do not tell you:

  • whether the plan wastes 18% of the floor plate on corridor

  • whether that “open kitchen” is a load-bearing wall waiting to become a $40k problem

  • whether the unit gets real light or just a bright photograph

I am an architect. I look at buildings the way you should look at a balance sheet.

Architecture x Real Estate exists for people buying 1–5 properties who need that read before they commit capital. Not a course. Not a signals group. A brief on the actual building.

If that is you, the door is open.
