5 Data Points Most AU Property Investors Ignore (But Shouldn't)

Most investors look at median price and call it research. That's surface-level stuff. Here are 5 data points that actually predict suburb growth — and most people skip all of them.


1. Days on Market (DOM) trend over 12 months

Falling DOM = rising demand before prices catch up. If DOM dropped 20%+ year-on-year, the suburb is heating up before the median moves.


2. Rental vacancy rate under 1.5%

This isn't just a rental yield signal. Ultra-low vacancy tells you supply is constrained. Where supply is constrained and population grows, prices follow.


3. Infrastructure spend per capita

New train stations, hospital upgrades, school builds — these are leading indicators. Check state budget papers, not just what agents tell you.


4. Population growth vs dwelling approvals ratio

If population grows 3% but dwelling approvals only grew 1%, you've got a supply crunch forming. This is where the next price surge comes from.


5. Owner-occupier loan commitments (ABS data)

When owner-occupiers start borrowing more in a suburb, it signals confidence. Investors follow. Track the monthly ABS lending data by postcode.
