Why I stopped flipping houses in the city

I've flipped over 40 houses in metro areas. The margins kept getting thinner — more competition, higher material costs, buyers who nickel-and-dime every inspection item.

Two years ago, I bought a 3-bed ranch in a town of 8,000 people for $62,000. Renovation cost me $28,000. Sold it for $155,000 in 11 days.

That deal changed everything.

Rural markets are where the opportunity is right now. Less competition, lower entry costs, and buyers who are genuinely grateful to find a renovated home in their town.

I built this mini-course to share exactly how I find, evaluate, and flip properties in small towns. If you're tired of fighting over the same urban deals everyone else is chasing, this is for you.

Check out the Rural Flipping Blueprint — it covers deal sourcing, due diligence, renovation strategy, and exit planning for rural markets.

Why I stopped flipping houses in the city

I've been flipping houses for years. Last year I did 6 deals — 4 urban, 2 rural.

The 2 rural flips made me more money than the 4 urban ones combined.

Here's why:

Lower buy-in. I picked up a 3-bed ranch in a small town in Tennessee for $58K. Same house in Nashville? $350K+. My total capital at risk was a fraction of what I'm used to.

Less competition. I was the only offer on both rural deals. No bidding wars, no waiving inspections, no paying $40K over ask. I negotiated below asking on both.

Higher ROI. After $25K in renovations, that Tennessee house appraised at $135K. That's a 52% ROI. My best urban flip last year was 11%.

The catch? Rural markets have their own rules. You need different sourcing strategies, different due diligence (well water, septic, easements), and different exit strategies. Most urban flippers don't know this stuff.

That's exactly why I put together the Rural Flipping Blueprint — a mini-course that covers everything I've learned making the transition from metro to backroad markets.

If you're tired of fighting over overpriced urban properties, rural might be your edge.
