Set a 72-hour decision window — if a deal hits your basic criteria (cash flow positive, in a landlord-friendly market, structurally sound), you have 72 hours to decide. Not 2 weeks.
Know your two numbers — monthly rent and monthly PITI (principal, interest, taxes, insurance). If rent > PITI + 30%, you're in the conversation.
Talk to one person who's already done it — not forums, not YouTube. One real conversation with someone who bought a rental in your target area in the last 3 years cuts through more noise than 100 hours of research.
