5 Mistakes That Cost RGV Homeowners Thousands on Custom Builds

I've been building custom homes in the Rio Grande Valley and I see the same mistakes over and over. Here are 5 that'll cost you real money:


1. Skipping the soil test.

In the Valley, our soil is expansive clay. Skip the geotechnical report and you're gambling with your foundation. A $500 test can save you $15,000+ in repairs.


2. Not understanding the difference between a bid and an estimate.

A bid is a locked price. An estimate is a guess. Most people sign "estimates" thinking they're protected. They're not. Always get fixed bids on major trades.


3. Choosing your builder based on price alone.

The cheapest builder is almost never the cheapest build. Corners get cut, timelines blow up, and you end up paying twice. Look at their finished homes, not just the quote.


4. Ignoring energy efficiency in South Texas heat.

Spray foam insulation, Low-E windows, and a properly sized HVAC system aren't luxuries down here — they're necessities. The difference in monthly electric bills is massive.


5. Not walking the lot before buying.

Drainage, setbacks, utility access, flood zone status — these all affect your build cost and timeline. I've seen people buy "cheap lots" that cost them $20K+ in site prep.
