Ran driving for dollars for two years before I fixed the biggest leak in the whole process: routes.

Most people drive random neighborhoods, snap photos of anything that looks "distressed," and end up with a list that's half dead-end (already listed, already flipped, owner-occupied and not selling). That's wasted gas, wasted time, wasted skip tracing budget.

Here's the fix — split every target area into 3 zones before you ever get in the car:

Zone 1 — Confirmed Distress

Tax delinquent, code violations, pre-foreclosure. Pull this from public records BEFORE driving. You're not hunting blind — you're confirming what you already suspect.

Zone 2 — Visual Distress

Overgrown lawn, boarded windows, peeling paint, newspapers piled up. This is the classic D4D zone, but only drive it AFTER Zone 1 is mapped so you're not duplicating effort.

Zone 3 — Absentee/Vacant Signals

No cars in the driveway during peak hours across multiple passes, mail piling up, utility disconnect notices. Requires 2+ drive-bys minimum before adding to the list.

The order matters. Confirmed distress first means every property you photograph in Zone 2 and 3 already has a higher probability of being a real seller — you're not burning a full day driving to end up with a list of 40 houses where 25 are already under contract with someone else.

Since switching to this system my dead-end rate (properties I have to throw out after skip tracing/mailing) dropped from roughly 40% to under 10%. Same neighborhoods, same driving time — just sequenced differently.
