The first-year homeowner checklist nobody gives you

You just bought your first house. The excitement fades around month two when something breaks and you realize nobody handed you a manual.

Here's the checklist I wish I had:

Month 1: Know your systems

  • Find your main water shutoff, electrical panel, and gas shutoff. Label them. Practice turning them off. When a pipe bursts at 2am, you won't have time to Google it.

  • Check your HVAC filter. It's probably filthy from construction or the previous owner. Replace it now, then every 90 days.

Month 2-3: Prevent the expensive stuff

  • Walk your roof line from the ground — look for missing shingles or sagging gutters. A $200 gutter repair now saves a $15,000 foundation fix later.

  • Test every GFCI outlet (the ones with the little buttons). They protect you from electrical shock in wet areas.

  • Run water in every drain you don't use regularly. Dry P-traps let sewer gas into your house.

Month 4-6: Get ahead of the seasons

  • If you have a lawn, get a soil test ($15 at any garden center). Stop guessing what fertilizer to buy.

  • Caulk around windows and doors before summer or winter hits. A $5 tube of caulk can cut your energy bill by 10-15%.

  • Flush your water heater. Sediment builds up and kills efficiency. YouTube has a 5-minute tutorial for your exact model.

Month 7-12: Build your vendor roster

  • Get 3 quotes for everything, always. The first contractor who answers isn't always the best one.

  • Keep a spreadsheet of every vendor, what they did, what they charged, and whether you'd use them again.

This is exactly what we built Domicile AI to handle — AI-powered maintenance schedules, design help, vendor RFPs, and reminders so you never miss the stuff that matters.

Your house is your biggest investment. Treat it like one.
