1. Skipping Proper Tenant Screening


The cost: One bad tenant can cost you $5,000–$15,000 in lost rent, legal fees, and property damage.


Most landlords run a basic credit check and call it done. That's not screening — that's gambling.


The fix: Use a 5-point screening system: credit report, criminal background, eviction history, employment verification, and previous landlord references. Never skip the landlord reference — it tells you more than any report will.

2. Pricing Rent by Gut Feeling
