The 3 listing photos that kill offers before showings even happen

Been shooting real estate listings for a while now, and there's a pattern in which properties sit vs which ones get multiple offers in the first week.


It almost always comes down to three photos:


  1. The hero exterior shot — taken at the wrong time of day. Flat midday light makes even a great house look like a rental listing. Golden hour or twilight with the interior lights on changes everything — it signals "someone could live here" instead of "empty box for sale."


  1. The kitchen wide-angle — shot too wide or too tight. Buyers scroll past kitchens shot with a phone's ultra-wide lens because the counters look warped. A proper HDR wide shot at the right focal length makes the room feel accurate and inviting, not distorted.


  1. No exterior/aerial context — buyers want to understand the lot, the neighborhood, and how the house sits on the property. A single drone shot answers more buyer questions than three interior photos combined.


Agents who fix these three shots consistently see faster days-on-market. If you're listing a property and your photos feel "fine" but not "exciting," it's usually one of these three things.
