Why most HK Airbnb listings are underpricing themselves (it's not the price)
Spent the last few weeks looking at Airbnb listings across HK Island and Kowloon and noticed something wild: most 1-3 unit hosts are still shooting their listing photos on their phone, at night, with the lights on. In a market this dense, that's the difference between page 1 and page 4 of search results.
A few things I've learned shooting rental interiors here:
Shoot during the 2-3 hour window of best natural light for the unit's facing direction — HK apartments are small, and bad light makes them look smaller, not cozier.
Wide-angle lens distortion is a double-edged sword — it makes tiny rooms look bigger, but overdo it and guests feel misled when they arrive, which tanks your rating.
A 60-90 second walkthrough video outperforms a 20-photo gallery for conversion — guests want to feel the flow of the space (entry → living → kitchen → bedroom → view), not piece it together from static shots.
The view sells the booking, not the square footage — if you have any skyline/harbour glimpse, that shot needs to be your cover photo, full stop.
