5 Things Most Borrowers Get Wrong on Their First Commercial Loan

If you're pursuing your first commercial real estate loan, avoid these costly mistakes that trip up even experienced investors:


1. Going to the Wrong Lender

Not all lenders are created equal. A bank that does residential all day may have no appetite for your 20-unit multifamily or mixed-use deal. Matching your deal to the right capital source — bank, credit union, CDFI, bridge lender, CMBS — is half the battle.


2. Not Understanding Your DSCR

Debt Service Coverage Ratio is the single most important metric in commercial lending. If your Net Operating Income doesn't cover the proposed debt payment by at least 1.20-1.25x, most lenders won't even look at your deal. Know your numbers before you apply.


3. Waiting Until You "Need" the Money

Commercial loans take 30-90+ days to close. If you're scrambling for capital at the last minute, you'll pay more in fees, accept worse terms, or lose the deal entirely. Start the financing conversation early — ideally before you're under contract.


4. Having No Exit Strategy

Every lender wants to know: how do they get repaid? Whether it's a refinance into permanent debt, a sale, or stabilized cash flow, you need a clear and credible exit strategy. "I'll figure it out later" is not a plan.


5. Not Shopping Your Deal

The first term sheet you receive is rarely the best one. Rates, fees, prepayment penalties, and structure vary significantly between lenders. Working with a financing advisor who has relationships across the capital markets ensures you're seeing the full picture.


Bottom line: Commercial lending rewards preparation. The more organized and informed you are going in, the better your terms coming out.
