Why Most People Never Actually Buy Land (and What Changes That)

Everyone says they want to invest in real estate. Very few actually buy anything.


Here's what I've noticed:


The problem isn't money. It isn't even finding deals.


It's the gap between "I'm interested" and "I know exactly what I'm looking for."


When you don't have a clear buy box — specific market, specific property type, specific numbers you need to hit — every deal looks confusing. So you analyze forever and buy nothing.


The investors who actually close have a simple filter:

  • What state/county am I focused on?

  • What price range am I working in?

  • What's my minimum margin before I even look harder?


Once you have that locked in, you stop overthinking and start moving.


Land and residential investing isn't complicated. Most people try to learn everything before buying anything, instead of buying something to learn everything.
