The 5-Minute County Due Diligence Checklist Before You Mail a Single Offer

Most new land flippers lose money before they ever send a mailer — because they picked the wrong county. Here's the quick filter I run on every county before it makes my mail list:

1. Population trend (5 min on Census/data.census.gov)

Look for counties with flat-to-growing population over the last 10 years. Shrinking counties = shrinking buyer pool when you go to resell.

2. Days-on-market for land (check county assessor + Zillow/LandWatch comps)

If comparable vacant parcels are sitting 12+ months, that's a liquidity problem, not a price problem. You want counties where land actually turns over.

3. Tax delinquency rate

Counties with a healthy volume of tax-delinquent or absentee-owner parcels are where distressed sellers actually exist. No distress, no discount.

4. Access & utilities reality check

Landlocked parcels or anything requiring a new well/septic/power drop adds friction to your resale. Screen these OUT of your initial mail list — you can revisit them once you have cash flow and want higher-margin, higher-effort deals.

5. Minimum lot size / zoning restrictions

Pull the county zoning code once. If minimum acreage requirements are high (common in some ag-zoned counties), your buyer pool shrinks to people who want bigger, more expensive parcels — which changes your whole offer math.

Run any county through these 5 filters before you spend a dollar on mailers. It takes less time than designing the mailer itself, and it's the single biggest lever on whether your list converts.

Happy to go deeper on any of these if useful.
