Why tax liens beat the stock market for boring, predictable returns

Most people chasing "passive income" go straight to dividend stocks or crypto staking. Almost nobody looks at county tax lien auctions — and that's exactly why the returns are still good.

Here's the mechanics in plain terms: when a property owner doesn't pay their property taxes, the county sells a lien against that property to investors. You pay the back taxes, the county hands you a certificate, and the owner now owes YOU that money back — plus interest, set by state statute, often 8% to 36% annually. If they don't pay within the redemption period, you can potentially foreclose and take the property for pennies on the dollar.

A few things I wish someone told me before my first auction:

  • Interest rates are set by law, not the market. Florida caps at 18%, Iowa is 24%, Illinois can go up to 36%. You're not guessing at yield — it's written into the statute.

  • Due diligence still matters. Don't buy a lien on a property you haven't looked up. Check for environmental liens, condition, and whether the property even has resale value if you end up foreclosing.

  • Redemption is the most likely outcome. Most owners pay you back within months. You're not trying to seize houses — you're collecting a fixed, government-backed interest rate.

  • Auctions are public and online in most counties now. You don't need to show up in a courthouse basement. Bidding is often via bid-down-the-rate or bid-up-the-premium format depending on the state.

Starting capital can be as low as a few hundred dollars for a single lien. This is why I built Lien Kings — to walk beginners through picking the right counties, avoiding dead liens, and building a real portfolio of these certificates over time.

Happy to answer questions on the mechanics below.
