5 Things Americans Get Wrong About Buying Property in Spain

I've helped dozens of US buyers navigate Spanish real estate. Here are the mistakes I see over and over:


1. Assuming it works like the US. Spain has no MLS. Most properties aren't listed online. The best deals come through local connections — not Zillow equivalents.


2. Ignoring the NIE. You need a Número de Identificación de Extranjero before you can buy anything. It takes 2-6 weeks. Start early.


3. Skipping the fiscal representative. Spain requires non-residents to have one. Without it, you'll face tax complications that cost way more than the €300/year fee.


4. Underestimating total costs. The purchase price is just the start. Budget an extra 10-13% for transfer tax, notary fees, registration, and legal costs.


5. Not visiting in the off-season. That beachfront villa looks incredible in July. Visit in January too. You want to know what you're actually living with year-round.


The market right now is strong for USD buyers — the euro exchange rate is favorable and Spanish coastal properties are still 40-60% cheaper than comparable US markets.
