Why most realtor Meta ad campaigns die in the first 14 days

Been running paid ads for real estate agents lately and noticed the same mistake over and over: agents (and even agencies) treat a Meta lead form like the finish line. It's not. It's the starting gun.

Here's the pattern I keep seeing:

  1. Agent runs a "free home valuation" or "see homes before they hit the market" ad.

  2. Leads trickle in at $8-15 each. Feels great.

  3. Agent calls the lead once, gets voicemail, moves on.

  4. Two weeks later: "Facebook ads don't work for real estate."

The leads weren't the problem. The follow-up was.

A cold Meta lead needs 7-12 touches across call, text, and email before they'll book anything — most of these people submitted the form on their couch at 9pm out of curiosity, not urgency. If your "system" is one voicemail, you're leaving 80%+ of your pipeline on the table.

What actually moves the needle:

  • Speed to lead: first call attempt within 60 seconds of form submission (yes, seconds — not minutes)

  • A real nurture sequence: automated text + email drips over 21+ days for anyone who doesn't answer

  • Qualifying before booking: a short pre-call script that filters tire-kickers from people with a real timeline (buying/selling in 90 days)

  • CRM discipline: every lead in a pipeline stage, not a spreadsheet you forget to open

If you're an agent running ads solo, the ad spend was never your bottleneck — your follow-up system was. Fix that before you touch your targeting or creative.
