5 Things Every NYC Property Owner Should Know Before Starting a Construction Project

After 25 years of building in the Tri-State area, here's what I wish every property owner knew before breaking ground:

1. Permits come first โ€” always.

Starting work without proper DOB permits is the fastest way to rack up violations and stop-work orders. Budget 2-4 weeks for permitting before any demolition or construction begins.

2. Your building's facade isn't optional.

If you own a building over 6 stories in NYC, Local Law 11 requires facade inspections every 5 years. Ignoring it leads to fines and unsafe conditions. Brick pointing and waterproofing now saves you 5x the cost later.

3. Sidewalk sheds have strict DOB requirements.

If your project involves facade work, scaffolding, or anything above street level, you likely need a sidewalk shed. Don't wait โ€” deploy it early to avoid delays and compliance issues.

4. Get 3 estimates, but don't just pick the cheapest.

The lowest bid often means corners will be cut. Look for licensed, insured contractors with a track record. Ask for references on similar projects.

5. Plan for the unexpected.

Every renovation uncovers surprises โ€” old wiring, structural issues, asbestos. Build a 15-20% contingency into your budget so you're not scrambling mid-project.

We offer free estimates for any residential, commercial, or public sector project across NY, NJ, and CT. If you've got a project in mind, request a free estimate through our page โ€” we'll get back to you within 24 hours.
