How to find undervalued properties on Zillow (what most beginners miss)
Most people scroll Zillow looking at price. That's the wrong approach.
Here's what actually works:
1. Filter by Days on Market ā listings sitting 60+ days have motivated sellers. The longer it sits, the more leverage you have.
2. Track price history ā if a property dropped 2-3 times, the seller is desperate. That's your negotiation window.
3. Zestimate vs list price gap ā when list price is below Zestimate, dig in and find out why. Often it's a fast exit, not a problem property.
4. Search "as-is" in keywords ā distressed properties where sellers just want out. Biggest discount potential.
5. Cross-check rental comps ā if the rent-to-price ratio is above 1%, it's worth serious consideration as an investment.
